Location:
Situated 2.5 kilometers from the primary Nairobi/Namanga Road and approximately 100 kilometers from Nairobi, this property boasts a strategic location for easy access to major transportation routes.
Property Description:
Elevated at 5000 feet above sea level, this property features diverse soil types, predominantly red sandy loam complemented by black cotton soil. With an annual rainfall of 550mm distributed across two distinct rainy seasons, the property spans 412 acres of meticulously cultivated land, organized into six individually fenced fields planted with Rhodes grass. Additionally, 128 acres of uncultivated bushland, primarily bordering a seasonal river, have been designated for wildlife conservation.
Fencing:
A total of approximately 14.7 kilometers of electric fencing, comprised of 13, 8, and 4 strand configurations, safeguards the perimeter of the property. All fencing is powered by an energizer connected to a solar system, ensuring efficient operation.
Electricity:
Although the property is adjacent to where Kenya Power and Lighting Company (KPLC) mains run, it is currently not connected. However, the houses are equipped with comprehensive solar systems and solar water heaters, supplemented by backup generators. The workshop facilities are powered by diesel generators, while the hangar complex utilizes a combination of solar and diesel generators. Staff quarters are also equipped with solar power infrastructure.
Water:
Two boreholes, each yielding 2.5 cubic meters per hour, are utilized for water supply, with solar-powered pumps ensuring reliable operation. A 100,000-liter storage tank provides ample water reserve. Additionally, rainwater harvesting systems collect water from residential and hangar rooftops, with distribution piped to houses, workshops, and hangars.
Main Farmhouse:
The main farmhouse features three bedrooms, two bathrooms, and a swimming pool, accompanied by a separate one-bedroom, one-bathroom guest house, all situated on 0.7 acres of land. A fenced kitchen garden and orchard spanning 0.6 acres benefit from drip irrigation systems. Furthermore, there are two additional two-bedroom staff quarters cottages and two two-bedroom, one-bathroom dwelling houses within a fenced compound.
Staff Quarters:
A total of 24 rooms housed in three blocks, alongside pit latrines, provide accommodation for staff members.
Farm Workshop:
Comprehensive workshop facilities include grain stores, a machinery shed, spares stores, workshops, and tooling and equipment storage. Airstrip and Hangars:
The property features a grass airstrip measuring 1000 meters in length, alongside a purpose-built aviation complex certified as an Aircraft Maintenance Organization by the Kenya Civil Aviation Authority (KCAA). The hangar space accommodates up to 10 aircraft and includes offices, workshops, storage rooms, and an engine room.
