Buying a home is exciting but figuring out the finance can feel overwhelming. However, with the competitive rates and flexible repayments you can realize your dream to own a home through a mortgage. Mortgages come about when an owner pledges his or her own property as a security for a loan. Mortgage and home loan are often used interchangeably. A mortgage is an agreement that makes your home loan possible not the loan itself.

What you get with a mortgage:

  • 105% financing available for salaried individuals for property between KES 3M to KES 20M
  • 90% financing for salaried individual for property above KES 20M
  • 70% financing for self-employed and Diaspora Clients
  • Foreign currency available to Diaspora client and those earning in Foreign currency: USD, GBP & EURO loans
  • There is no maximum loan amount as this is determined by your repayment ability
  • The monthly payments should not be more than 50% of your net monthly income (spouse & business income is considered)
  • The maximum loan repayment period is 20 years but is subject to the retirement age
  • If the property is leasehold, the remaining term under the lease should not be less than 40 years
  • On approval of the loan, you will be required to open an account with the Bank, through which your salary will be channelled
  • Most allow lump-sum or clear the full loan at any time without penalties
  • Approval is within a week after receipt of all documentation

Construction Financing

  • Loan will be for development of single residential property or purchase of off-plan houses
  • Banks finance up to 90% of the total construction cost as per Bill of Quantities from a duly registered Quantity Surveyor
  • You must be a salaried individual with a minimum gross salary of Kes. 100,000
  • The property has to be a developed residential property
  • The maximum construction period is 12 months during which you’ll pay interest on amounts drawn. Thereafter, loan will be converted to a mortgage with a maximum tenure of 20 years
  • Embedded insurance in the loan repayments
  • Available in Kes. only

Equity Release:

  • With this product, home owners can unlock the value of their homes by borrowing money against their property.
  • Banks will finance up to 90% of the property value
  • 70% financing for Kenyans living in the Diaspora and self employed
  • The title has to be in the applicant’s name and free from any encumbrance
  • The maximum loan repayment period is 20 years
  • Embedded insurance in the loan repayments
  • Available in all major currencies
  • All other features of the cash release will be similar to those of the home loan

Do you need cash and want to borrow back what you have paid?

  • With a home loan one can borrow back in cash the total amount of mortgage already paid or re-borrow up to 90% of the property value
  • Interest rate will be similar to the existing mortgage rate
  • No further security will be required as the home title deed is the security
  • The features of the cash release will be similar to those of the home loan

Do you need cash to complete or improve your home?

  • If you already own a property, you can borrow up to 90% of its current value without raising a deposit
  • The home has to be in the applicant’s name
  • All other features of the cash release will be similar to those of the home loan

Vacant Land Financing

Target Market

  • Salaried Individuals & Professionals
  • Maximum Tenure 120 months (10 years)
  • Minimum Loan Amount KES 500,000
  • Maximum Loan Amount KES 20,000,000
  • Banks finance between 50% of purchase price
  •  Competitive variable interest rates
  •  The arrangement fee is only 2% of the loan amount
  • Available in all major currencies
  • Embedded insurance in the loan repayments
  • Interest on reducing balance
  • No fine for early repayment

Documentation Criteria

One accessing this product is required to meet the Bank’s standards and provide the requisite documentation:

  • Your latest pay slip or proof of income
  • Letter from the employer confirming employment terms
  • 12 months bank statements
  • For limited companies 2 years audited statements will be required
  • Copy of your employment contract (expatriates only)

*Please note that depending on the nature of your application, the bank could ask for any additional information or documentation to facilitate decision making.

What happens after the loan is approved?

You will be required to:

  • Provide a certified copy of the stamped sale agreement.
  • Provide a valuation of the property by a valuer on the Bank’s
  • Mortgage protection life policy arranged by the specified or any other insurance company. (This is a policy that covers the death or permanent disability of the customer.  In this kind of event, the insurance company pays the loan).
  • Comprehensive insurance policy arranged via the specified or any other insurance company. (This insures the house against fire).
  • Open an account with the Bank.
  • Pay the facility arrangement fee and the legal fees.
  • Provide evidence that monthly repayment will be paid into an account at the Bank.
  • Where the property is purchased for rental purposes, there should be evidence that the property will be occupied and the rental income paid into the customer’s account.
  • The applicant will be required to be physically present to execute security documents; however, security documents can also be executed under Specific Powers of Attorney.

ASSOCIATED CHARGES

You will be provided with a loan amortization schedule as well as a schedule of related charges such as facility fees, loan insurance, and house insurance.

  • Please note that where the loan amount is equivalent to or exceeds Kes. 25 million, you will be required to undergo a medical evaluation for insurance purposes.
