Description
Can you recognize a rare, limited, superior investment opportunity if you saw one? Here, on this page, is one such opportunity…How would you like to buy a plot, near the ocean, from less than Ksh 3 million, if it was IMMEDIATELY surrounded by billion-shilling hotel, residential and golf projects?
Now THAT is a rare and superior investment opportunity…
Proof? Take a look at this, let us analyse this information together:
FACT #1: The new Ronald Ngala Utalii Hotel & University is EXACTLY NEXT to these plots for sale below (see Google Map below). Your immediate neighbour is a billion-shilling development, a hotel and university… use your imagination…
FACT #2: President Uhuru opened it – that shows how serious it is (see photos below for proof that construction has started)…
FACT #3: The Tourism Fund CEO is telling you above that they NEED accommodation for the students, but also for business and government delegates when they come for conferences…
But it gets better…
FACT #4: As you can see above, 5 months later, they had revised the project upwards from KSH 8 billion to KSH 15 billion!
FACT #5: It is a huge project, with 500 rooms and… listen… 6 Presidential Suites! You don’t have those in a hotel unless you expect serious dignitaries.
FACT #6: As you will see below, these plots are in between Vipingo Ridge Golf Resort (which is an even BIGGER project than the Utalii college, wither residents that include ex-VP Kalonzo and many more local and international VIPs.
FACT #7: It is surrounded by very expensive real estate. Granted, it is a new area that is sparsely populated currently, but it is coming up fast, and rich!
FACT #8: There is an air strip less than 2km away, serviced by FLy540 to Nairobi.
Proof of Location
Below is a map showing ACTUAL REAL photos of your neighbours, so you get a true picture of the value proposition:
And now here is a photo taken at the plots, showing exactly how far the new Ronald Ngala Utalii Hotel & University is from these plots (the photographer was standing on the plots, with his phone’s camera, and took a photo of the new Utalii Hotel & University):

The land is truly beautiful. It is nicely flat and has great soil and great foundations for building and landscaping.
About Vipingo
Vipingo is the new Nyali, bigger and better. Formerly a mainly sisal plantation area, its now home to prime and exclusive homes (with owners such as the former Vice President, world-famous golfers, UN staff, and the like) and the famous Vipingo Ridge Golf Resort. Vipingo has a great climate, rolling hills, the ocean, and a peaceful, rich feeling to it. It is about 25 kilometers from Mombasa to it’s south, and very close to Kilifi to it’s north, where you will find the likes of Mnarani Resort by the ocean and the Kilifi Boat Yard where you can learn sailing and more. Kilifi has also been earmarked as one of the country’s 3 resort cities in the government’s Vision 2030 plan, which means that Vipingo is poised for greater heights and values in the very near future.
The main beaches in the Vipingo area are Vipingo Beach and the quiet and secluded Kuruwitu Beach.
Fly540 now flys directly to Vipingo from Nairobi, so no need to kill time travelling from Moi International Airport in Mombasa. You can land literally a few minutes away from your property.
Income Potential
As we mentioned above, Vipingo is now home to prime properties. The rental yields are also quite high. Have a look at what some of the houses are charging below (source: sleepout.co.ke):
As you can see above, the prime homes are renting for upwards of KSH 18,000 per night! Let’s put it this way: Vipingo is set to become the new Muthaiga of the Mombasa-Kilifi region, and right now, it is mostly empty. This is the time to buy, before it is mostly full and unaffordable. Our advise: strike now, while it is relatively cheap!
PLUS: PREPARATIONS UNDERWAY FOR THE GROUNDBREAKING OF THE RONALD NGALA UTALII COLLEGE, MOMBASA, IN VIPINGO
(Date Published: 18 Feb 2013)
According to the Ministry of Tourism’s official website, establishment of the Ronald Ngala Utalii College Mombasa could soon become a reality. This follows the development of a model that depicts how the institution will look like and the ongoing plans for a ground breaking ceremony. Tourism Permanent Secretary Ambassador Ruth Solitei inspected the model as designers continued with final touches on what is to become one of the country’s best training institutions in tourism and hospitality at the Coast.
The Construction of the college is being undertaken by the Tourism Fund, formerly the Catering Tourism and Development Levy Trustees (CTDLT ).
The Multi million project to be put up on a 60 acre piece of land is expected to boost tourism and hospitality services at the coast while at the same time easing pressure on the Utalii College in Nairobi. The institution will offer training and refresher courses to students and staff within the hospitality industry.
Among the features in the new institution as depicted by the model include sporting facilities, swimming , housing facilities that include two and three bed room flats, and mansions for the institution’s staff.Tourism Fund CEO Mr. Allan Chenane who is overseeing the design work said the community around the institution will also be advised to put up hostels for those who will want to live outside the college.
The Kenya Utalii College is currently the leading trainer in tourism and hospitality services in East and Central Africa. The college is also a certified centre of excellence in hospitality and tourism training in Africa. Currently the institution runs other satellite campuses in Mombasa and Kisumu.
Where is this new hotel? In Vipingo, right in front of some of our properties for sale!
